Why people invest here
Screened before it is listed
The operator's record, the land, the water and the numbers are reviewed first. Projects that fail that review are never published.
Your money never passes through us
Subscriptions go from your own bank account straight to the project company that owns the land. Mahsool holds no balance for you and has no access to those funds.
Every fee before you decide
The full cost of an order appears on the review step, next to the balance it comes from. Nothing is added afterwards.
A season you can follow
Field updates, harvest reports and every distribution in one ledger you can read line by line.
How it works
- 1
Browse projects
Read the land, the operator, the company that will own it, and the risks — stated plainly, never dressed up.
- 2
Register interest
An enquiry, not a commitment. We verify your identity and come back to you individually with the offering documents.
- 3
Subscribe & sign
Apply for shares in the project company, sign the application and the risk acknowledgement, and transfer your capital directly to the company's own bank account.
- 4
Own & track
You are on the company's share register. Follow the season with photo updates, farm reports, and a record of every harvest payout.
Every figure you see is a target based on the operator's plan — not a guarantee. Read each offering's risk section before investing.
Before you start
What exactly do I own?
Shares in a private Egyptian company whose asset is one parcel of farmland. Real shares, registered at the central depository — a claim on dividends the company declares, a vote at general meetings, a say in electing its board. The company owns the land as one undivided parcel; you own part of the company, not a plot you can stand on.
What is the smallest amount I can subscribe for?
One share. Share prices and minimums are set per project and are given to you individually once you have registered interest and we have come back to you — these are private subscriptions, so we do not publish prices.
Can I pay in instalments?
Where an offering publishes a plan, yes. You will see the full schedule — every date, every amount, and the fee on each one — before you confirm anything.
Are the returns guaranteed?
No. Every figure on this platform is a target based on the operator's plan. Agriculture depends on weather, water, pests and market prices, and you can lose money, including all of it.
How do I get my money out?
The company pays dividends to your own bank account when it declares a distribution out of realised profit. There is no market in these shares and no redemption — you can exit only by finding a buyer, subject to pre-emption rights and board approval. Assume your money is committed for the life of the project.
